Contaminated Land

Background:

Contaminated Land Insurance is available where building developments have been undertaken, or are to be undertaken, of ‘brownfield’ or contaminated sites where there has been previous use. A number of previous uses can give rise to contamination of the land and property owners can be called upon to contribute to the cost of cleaning up the historic contamination, even though they did not cause it.

In what circumstances is cover required?

Where a search in respect of the property indicates that the property is or may be in an area of contaminated land.

Risks covered: the cost of any contribution demanded by the authorities toward the cost of removing historic contamination together with costs and expenses.

  • Property value (or developed value in the event that development is to take place)
  • Use of the Property (both current and intended (if a change of use or development is intended)
  • Office Copy entries and filed plan
  • Copies of any environmental searches conducted
